Information for Tenants

Here at Hosegood Ford, as a member of The National Approved Letting Scheme, we will guide you through the process of finding a suitable property for you and your family. We will take you through the following steps:

  1. Talk to you to find out just what you need for your family, what you are looking for in a property and where you want to live.
  2. We will arrange to show you suitable properties and ensure with the landlord that the property has the relevant safety checks, repairs and services for the tenancy.
  3. We will give you appropriate advice with regard to matters of council tax, insurance and we will explain the terms of the tenancy.
  4. We will be expected by the landlord to undertake credit checks and references upon you if you make an application for one of the properties and we would charge you a fee for doing so, currently £95 incl VAT.
  5. We will draw up the Tenancy Agreement usually on an Assured Shorthold basis with an initial fixed period of 6 months, and we will require a deposit from you which will be registered with The Tenants Deposit Scheme - giving you protection in the event of a dispute.
  6. We will agree with you the condition of the property and contents, if any, at the start of the tenancy.
  7. We will register you with electricity and gas suppliers and notify the local council that you have moved into the property.
  8. After all of this, if we are managing the tenancy for the landlord, we will keep in contact with you and will visit you from time to time.
  9. We will also be your main point of contact for any problems and you will send the rent to us each month during your tenancy.
